Timing

When it's needed

Contents decisions start as soon as the building is safe to enter, because soft items keep absorbing odour while they sit. Where an insurance claim is running, the inventory and disposal records become the backbone of the contents settlement discussion: prepared factually, with the insurer making every coverage decision.

Do not re-enter a fire-damaged building until emergency services have released it and power and gas are confirmed isolated. Soot is a lung irritant, charred structures fail without warning, and disturbed asbestos is invisible: when in doubt, stay out.

Fire recovery crosses several regulated trades: building work above the NSW contract threshold needs a contractor licence, electrical and plumbing making-good need their own licences, and asbestos removal beyond minor quantities requires a SafeWork NSW licensed removalist.
