Fire disturbs what renovation rules normally leave sealed. Homes built before 1990 commonly contain asbestos (in eaves, fibro walls, vinyl backing and pipe lagging) and fire damage can turn stable sheets into friable fragments. Testing precedes demolition; licensed removalists handle whatever is found under their own controls; only then does structural rebuilding begin.

Timing
When it's needed
Any pre-1990 building with fire damage should be treated as containing asbestos until testing says otherwise. Charred structural timber is likewise assessed rather than assumed, char depth measurement distinguishes members that retain their strength from those that must come out.
Do not re-enter a fire-damaged building until emergency services have released it and power and gas are confirmed isolated. Soot is a lung irritant, charred structures fail without warning, and disturbed asbestos is invisible: when in doubt, stay out.
